What German buyers know and nobody tells you: Closing costs run to roughly 9 to 12 percent of the purchase price and are not covered by the mortgage. Transfer tax (Grunderwerbsteuer) alone ranges from 3.5 to 6.5 percent depending on the federal state. The notary appointment is binding, and the draft contract has a statutory waiting period.
