InFlip – Renovation Management

InFlip is an app for managing flat renovations. You use it to run the schedule, expenses and contractors. It was built for property flipping. It also works out how much you can pay for a flat and still make a profit. Your investor and contractors see only what concerns them.

RENOVATION SCHEDULE • Start from a ready template: full renovation or refresh. You can also save your own. • Dates follow from the start date and the length of each stage. • If one stage runs late, you see it across the whole plan. • Work progress comes from accepted stages, weighted by their planned cost.

CONTRACTORS AND REPORTS • Invite contractors to specific stages. • Choose the days they send a report. • Accept a photo report or send it back for more detail. • Report deadlines skip public holidays and breaks in the work. • A contractor sees only their own stages. No money and no other team members.

BUDGET AND EXPENSES • Labour, materials and other, with invoices and receipt photos. • Each stage shows its planned cost next to what was actually spent. • The minimum sale price and real profit update as you go. • Settle VAT? Expenses then count as net amounts. • Download the expense register to Excel.

PURCHASE CALCULATOR • Enter a safe sale price, your target profit and the costs. InFlip works out the maximum purchase price. • The second step shows income, ROI, annualised ROI and ROE. • Notary, transfer tax, agent, renovation and selling costs are all included. • Once you approve the calculator, the numbers stay fixed. Your investor sees the final version.

INVESTOR • Sees work progress and budget spent, always current. • Cannot change anything, so you can invite them safely. • With investor settlement switched on, they see their payments in, share of profit and amount due.

DOCUMENTS AND AI • Keep contracts, deeds and plans with the investment. Share each file with specific people. • Scanning an invoice or receipt suggests the expenses to save. • The Assistant answers questions about your files and investment numbers. • AI works only after you switch it on. AI can make mistakes, so always check the result.

ROLE PER INVESTMENT Your role belongs to a specific investment. You can be the flipper on your own project and a contractor on someone else's.

FOUR LANGUAGES Polish, English, German and Ukrainian. Everyone on the team reads in their own language.
