RoomLedger: Move-In Inspection

RoomLedger is a move-in and move-out inspection app for renters, landlords and property managers, and a home inventory for owners, on iPhone and iPad. Measure each room, walk through it item by item with photos, sign on screen, and export a dated condition report to share.

WHO IT'S FOR • Renters who want a signed move-in record for the security deposit • Landlords who walk each unit with the tenant and keep a signed report • Property managers keeping reports, keys and meter readings for every unit in one place • Homeowners building a home inventory with values and receipts for insurance

MEASURE EVERY ROOM • LiDAR room scan on iPhone Pro and iPad Pro; other models measure with AR and by hand • A floor plan with doors and windows, floor area in square feet and square meters, and the 3D scan • Measure a wall by tapping two points, or type sizes from a tape measure

WALK THROUGH ROOM BY ROOM • Move-in, move-out and periodic walkthroughs • A ready checklist for each kind of room: walls, floors, windows, fixtures and appliances • Rate each item Good, Fair, Poor or Damaged, add notes and photos, and circle damage right on the photo • Meter readings with photos, and a list of every key, fob and remote handed over • Both parties sign on screen; signing locks the walkthrough so nothing changes afterwards • After move-out: a deposit deadline reminder and itemized charges (Pro)

A RECORD YOU CAN STAND BEHIND • Every report is dated and carries a short report code • SHA-256 fingerprints show that a photo hasn't changed since the report was made

KNOW WHAT YOU OWN • A home inventory by room, with value, purchase date and a receipt photo or PDF • Read the brand, model and serial number from a label with the camera • The total value of your belongings, for insurance or moving

EXPORT, ALWAYS FREE • Condition report (PDF) with floor areas, ratings, numbered photos, signatures and photo fingerprints • Inventory as a PDF and as a spreadsheet (CSV) • Floor plan for CAD (DXF or SVG) and the 3D model (USDZ or OBJ) • One ZIP archive with the reports, inventory, original photos, receipts, 3D scans and a SHA-256 manifest

OPEN PLANS AND MODELS • Open drawings from an architect, engineer or builder: DXF plans, IFC (BIM) models, STEP, IGES, STL, OBJ, glTF, 3DM and PDF • Pan, zoom and turn them, or view a 3D model in AR • Opened read-only, on the device, free on every plan

SURVEY PACK (PRO) • Windows, doors and heaters room by room, with the output read off the rating plate • A survey PDF, a spreadsheet (CSV) and a basic IFC building model for installers

PRIVATE BY DESIGN • No account and no cloud: homes, photos and scans stay on your device until you share them • Optional Face ID lock
